If you didn’t see any property investments available on the main page, it means we don’t have Houston properties that made it that far. All of our real estate deals are first emailed out to our preferred buyers list, then our regular buyers list a couple hours later, and lastly posted on SHRED about 24 hours later. Preferred buyers are investors we have already worked with in the past and completed deals, or investors who have proven they have the ability to purchase deals and aren’t just time wasters. There are too many people out there pretending to be investors that have neither the money nor the financing to actually complete deals, and our deals are so good they usually go under contract with the buyer within 24 hours from the time we have a contract with the seller. If you’re not on our preferred buyers list to have a couple hour head start on the rest of your rich Houston competition, either do a deal with us or email us a pre-approval letter or proof of funds(proof of your funds, not just a generic letter from one of the hundred online POF letter providers).

I’m a beginning investor. I can appreciate your comment about “supposed investors” just kicking tires and never buying. But my money has come to me hard-earned. I find there to be a lot of “good reason” to be slow and careful about wading into the real estate investment pool. Frankly, there is a lot of chaos in this business. Until I get the seasoning I need to be called experienced, I see no other way to proceed except to “ease in slowly” and “carefully”.
